Privacy Policy

Nikhil Oberoi, Broker with iRise Realty, Brokerage (“we,” “us,” or “South Mississauga”) respects your privacy. This Privacy Policy describes how we collect, use, share, and protect personal information when you visit southmississauga.com or use any of its services.

1. Information we collect

Information you provide directly. When you create an account, save listings, book a viewing, or contact us, you may submit your name, email address, phone number, password (stored as a hashed value), and any message you write. If you sign in with Google, we receive your Google account email and basic profile information.

Information we collect automatically. When you use the site we log your IP address, browser type, operating system, referring page, pages visited, and timestamps. We also use essential cookies to keep you signed in and remember site preferences.

Information from third parties. Active MLS® listing data is provided by the Toronto Regional Real Estate Board (TRREB) via the PropTx IDX feed. We do not collect personal information about MLS® listing parties; we display public information consistent with the TRREB IDX rules.

2. How we use your information

We use your information to:

• Provide and operate the site (account access, saved listings, search alerts);
• Respond to your inquiries, viewing requests, and messages;
• Send you transactional emails (sign-in links, viewing confirmations) and, if you opt in, marketing emails;
• Improve the site's performance, security, and usability;
• Comply with legal, regulatory, and brokerage obligations under the Real Estate Council of Ontario (RECO), TRREB, and the Canadian Real Estate Association (CREA).

3. How we share your information

We do not sell your personal information. We share it only:

• With service providers who help us operate the site (Vercel for hosting, Supabase for the user database) under contractual confidentiality obligations;
• With iRise Realty, Brokerage as required to provide brokerage services and meet RECO record-keeping obligations;
• When required by law, court order, or to enforce our terms.

4. Cookies

We use cookies that are strictly necessary for the site to function (session, authentication, security). We do not currently use advertising or third-party tracking cookies. If we add analytics in the future, we will update this policy and provide a consent mechanism if required.

5. Your rights

Under Canadian privacy law (PIPEDA) and Ontario regulations, you have the right to access, correct, or delete the personal information we hold about you, and to withdraw consent at any time. To exercise these rights, email hello@southmississauga.com. We will respond within 30 days.

6. Security

We take reasonable steps to protect your information against unauthorized access, including encryption in transit (HTTPS), password hashing, and row-level security in our database. No method of transmission over the Internet is 100% secure, however, and we cannot guarantee absolute security.

7. Retention

We keep account information for as long as your account is active and for a reasonable period after to meet legal obligations or resolve disputes. You can request deletion of your account at any time.

8. Children

The site is not directed to children under 13, and we do not knowingly collect personal information from anyone under 13.

9. Changes to this policy

We may update this Privacy Policy from time to time. The “Effective” date above will reflect any changes. Material changes will be communicated by email or a notice on the site.
