Grouping Clarkson, Lorne Park, and Sheridan together isn't how TRREB slices it, but it is how buyers shop. Most families cross-shop all three because they share the same top-of-Peel school catchments, the same Clarkson GO, and the same QEW ramps. What differs is the housing stock.
Clarkson is the village — walkable core with shops, cafes, and starter homes / townhouses that give you the "young family" version of Port Credit. Lorne Park is the estate: lot sizes get big, tree canopy heavy, streets quiet, and price tags cross $2M easily. Sheridanis the middle ground — solid family homes, 60s and 70s builds, more house per dollar than either neighbour.
What people don't tell you: Lorne Park SS is one of the top schools in Peel and that shows up in the pricing — you're paying for the school as much as the house. Sheridan is where savvy first-time buyers who want the schools go "let's just get in the catchment." Clarkson village is quietly evolving: new restaurants opening, Clarkson GO getting more express service on the Union Pearson corridor.
