Living in Lakeview

Lakeview is the value play on South Mississauga's waterfront. It shares the same Lake Ontario coastline as Port Credit but hasn't hit the same price runway yet — that's the pitch. Buyers here are typically Etobicoke overflow, first-in families, or investors watching the massive Lakeview Village redevelopment that's reshaping the eastern end.

Price-wise: detached under $1.4M is still possible, semis + towns in the $900k–$1.2M band, and condos on the Lakeshore strip run $600–$900k for 2BR. You give up some village-centre walkability vs Port Credit but gain more house for the money and a straight shot to the QEW.

What people don't tell you: the Lakeshore Rd corridor is still transitioning (a few tired strip malls next to new craft breweries), the Long Branch GO walk is longer than it looks on Google Maps, and once Lakeview Village opens, entry prices here will not look like this. If you're a long-hold buyer, this is the hood to watch.
